Harris County Eviction Filings by Neighborhood: What the New Data Means for Renters

A new analysis from Rice University's Kinder Institute mapped eviction filings across 144 Harris County neighborhoods. Landlords filed about 76,300 eviction cases in 2024, and in some areas the rate is roughly three times the county average. If you're one of the people behind those numbers, here's what it means for your next apartment.

  • About 76,300 eviction cases were filed in Harris County in 2024.
  • The county average is about 9 filings per 100 renters.
  • The 1960 / Cypress Creek North area of Spring had the highest rate: about 28 filings per 100 renters.
  • A filing can follow you even if you won the case or it was dismissed.

Where filings are highest

The highest rates are in parts of northern Harris County, around Spring and Cypress Creek, along with portions of Katy. Inside Houston, the report points to three pockets: the south side from Third Ward to Minnetex, the west side near Briar Forest and Westchase, and much of the northeast side.

The report also found that dozens of apartment owners file more than 100 eviction cases a year at a single property. In other words, a big share of filings comes from a small number of properties, not just from tenants' circumstances.

Why a filing matters even if you won

In Texas, an eviction case becomes a public court record as soon as it's filed. Tenant screening companies collect those records, and many apartment applications are scored automatically. That means a filing can lead to a denial even if the case was dismissed, settled or decided in your favor.

As one of the Kinder Institute researchers put it, having an eviction filing on your record is a black mark that can follow you for years.

How we help if you have an eviction filing

You don't have to figure out on your own which properties will look past a filing. That's what we do.

  • Call 713-992-3000 or fill out our short form. A Houston Counselor reviews your situation one-on-one.
  • We match you with Partner Properties that consider renters with your history, so you aren't paying application fees at places that deny automatically.
  • We back your application with the property and stay with you until you're approved and moving in.
  • If your case was dismissed, settled or paid, bring the paperwork. We use it to show the property the full story.
