Can you rent an apartment with an eviction in Houston?
Yes, it is possible. An eviction filing or judgment is one of the most common reasons an application is denied, and many large apartment communities deny automatically. But not every property treats an eviction the same way. Some look at how long ago it happened, what the circumstances were and what has changed since.
The hard part is knowing which properties will do that. Applying blindly can mean denial after denial, each one with its own fee. Our job is to point you toward partner properties where an eviction is not an automatic no.
How we help if you have been evicted
Done Deal Cosign has worked with Houston renters since 2014, and more than 10,000 people have been approved through us. We have 121+ partner properties across the area. After you tell us about your situation, a counselor reviews your rental history and recommends partner properties that fit it.
You complete the qualifying forms first. If you are not pre-approved within 7 days, the Initial Fee is refunded. You then choose your apartment from our partner properties.
- Tell us about the eviction, honestly and in your own words.
- We review your rental history and match you to partner properties.
- You get a pre-approval decision, then pick your apartment.
What helps your case
Our general guideline is two or fewer rental issues. A single eviction fits inside that guideline. The picture gets tougher with several evictions, unpaid landlord balances on top, or very recent filings, but we still review each case individually.
A few things tend to help: knowing roughly when the eviction was filed and whether it was dismissed or ended in a judgment, being able to explain what happened, and having steady income now. Paying off an old balance can also help, though it is not required to start.
What to expect on cost
We charge an Initial Fee and a Lease Assurance Fee. The amounts depend on your rental history and the partner property's rates. We explain both before you commit, and our payment options page shows how they work.
Do not wait for the record to clear
Waiting years for an eviction to age off is not your only option. If you need housing now, a conversation with a counselor takes a few minutes and costs nothing to start. Call 713-992-3000 or fill out the form on this page.
Frequently asked questions
Do any Houston apartments accept evictions?
Yes. Some properties review evictions case by case instead of denying automatically. Our partner properties are a good place to start.
How many evictions are too many?
Our general guideline is two or fewer rental issues, and an eviction counts as one. If you have more, call us and we will review your case individually.
Does a dismissed eviction filing still count?
It can show up on screening reports, but a dismissal is viewed more favorably than a judgment. Tell your counselor which applies to you.
Will paying off my old landlord help?
It can help, but you do not need to resolve it before you talk to us.
How fast can I get an answer?
You complete the qualifying forms first, and if you are not pre-approved within 7 days, the Initial Fee is refunded.
What does it cost?
An Initial Fee and a Lease Assurance Fee, based on your rental history and the partner property's rates.
Can I choose my apartment?
Yes. You choose from our Houston partner properties.
