Why so many apartments ask for 3x the rent
Income rules are one of the most common screening steps. A property compares your monthly income to the rent and, in many cases, looks for something close to three times the rent. If you earn less than that, an automated system may deny you before anyone looks at the rest of your application.
That is why so many renters search for apartments that only require 2x the rent. The problem is that income rules are set by each property, they are rarely posted, and they can change. Finding a lower requirement on your own often means paying application fees just to learn the rule.
Apartments that require 2x the rent: what is realistic
We cannot promise that any specific income ratio will be accepted. Every Partner Property sets its own standards. What we can tell you is that income is part of the conversation with a Counselor, not an automatic stop.
A Counselor looks at your whole picture, including your income, your rental history and your credit, and recommends Partner Properties where your application has a real chance of being considered. Some renters find a better fit by adjusting the area, the size of the unit or the move-in date, and your Counselor can walk you through those trade-offs.
Why applying everywhere is the expensive way
When income is tight, every application fee hurts. Applying to property after property in the hope that one has a lower income rule can drain money you need for move-in. Many renters only find out about a property's income standard after they have already paid.
A Counselor knows the Partner Properties and can talk with you about which ones are realistic before you spend anything on applications. That way your money goes toward the apartment you actually move into, not toward a stack of denials.
When income is not the only issue
Income is often only part of the story. If you also have an eviction, a broken lease, an unpaid landlord balance or low credit, the standard screening gets even harder. Done Deal Cosign focuses on second-chance renters in exactly that situation.
Our general guideline is two or fewer rental issues, reviewed individually. Credit challenges and limited income history are part of the conversation, not an automatic stop. Some Partner Properties also review non-violent criminal records case by case.
