What felony friendly apartments really means
"Felony friendly" is not an official category. It is a phrase people use for apartment communities that do not automatically turn down an applicant because of a record. Most large properties run applications through a screening system that can return a denial without a person ever reading your story. Others have a real person who reviews your situation.
That difference matters, and it is hard to see from a property website. Listings rarely say which communities will consider a record, and every denied application can cost you time and an application fee. We cannot promise any single property will approve you, but we can point you toward the ones where a review is possible.
How Done Deal Cosign helps
We work with more than 121 partner properties across the Houston area. Some of them consider applicants with criminal records, case by case. You tell us about your situation, a counselor reviews it with you, and we match you with partner properties where your application has a real chance. You choose the apartment you like from those partners.
Our office is at 4600 Hwy 6 N #102 in Houston, and counselors are available at 713-992-3000. More than 10,000 Houstonians have been approved through us since 2014.
- Fill out the short form on this page or call us.

Why being upfront helps
Partner properties do screen applicants, and a record can come up in that process. Hiding it does not make it go away. It usually leads to a denial later, after you have already paid to apply.
When your counselor knows the full picture up front, we can steer you toward properties that are open to looking at it. We will also tell you honestly where you stand before you commit to anything. Some situations are harder than others, and no property decides the same way every time.
Records are one piece of the story
Many people we talk to are dealing with more than one thing at once: a record plus an eviction, a broken lease or a low credit score. Our general guideline is two or fewer rental issues, such as an eviction, a broken lease or an unpaid landlord balance. If you are over that, call us anyway. Every situation is looked at individually.
What it costs
There are two fees: an Initial Fee and a Lease Assurance Fee. The amounts depend on your situation and the partner property's rates, and a counselor will walk you through them. If you are not pre-approved within 7 days, the Initial Fee is refunded. See our payment options page for how each fee works.
More ways we can help
If a record is only part of your situation, our other guides may fit too. We have pages on apartments that accept evictions, bad credit apartments, broken leases and apartment cosigner help. You will find them linked below, along with our main second chance apartments page.
