Houston Apartment Vacancies Are Up. Here's Why That Helps Second Chance Renters
Houston has a lot of empty apartments right now. Vacancy across stabilized properties reached about 11% in the second quarter of 2026, and average rents slipped 2.3% from a year earlier. For renters with an eviction, a broken lease or bad credit, that shift matters more than it might seem.
- About 11.1% of stabilized Houston apartments were vacant in Q2 2026.
- Average effective rents were down 2.3% year over year.
- Northwest Houston had the highest vacancy, about 13.2%, with some properties offering four to eight weeks free.
- New construction is down about 36% from a year ago, so this window may not last.

Why empty units help you
Every empty apartment costs a property money each month. When vacancy is high, more properties are willing to take a closer look at applicants they might have turned away when they were full, including renters with an eviction, a broken lease or a low credit score.
That doesn't mean screening disappears. It means more properties will consider your situation instead of rejecting it on sight, especially when your application comes with someone who knows the property and can present your full story.
Where the openings are
Vacancy isn't the same everywhere. Northwest Houston has the most empty units and the most move-in deals. Areas like Sugar Land, Pearland and the Heights are much tighter, with vacancy closer to 6 to 8%, so they're harder to get into with a difficult history.
Why it may not last
The number of new apartments under construction in Houston has dropped sharply, down about 36% from a year earlier. As fewer new buildings open, occupancy tends to climb and properties get pickier again. If you've been waiting for the right time to try again, this is a good one.
