What second chance apartments are
Second chance apartments are rental communities that look past a rough rental history instead of turning you away at the first red flag. Most apartment applications are scored by a screening system that sees a past eviction, an unpaid balance or a low credit score and returns a denial before anyone reads your story. Second chance housing is the opposite approach: a person reviews your whole situation.
In Houston, finding those communities on your own is hard. Property websites rarely say which ones will work with a past eviction, and every denied application costs you time and often an application fee. That is the gap Done Deal Cosign fills.
How Done Deal Cosign works
We work with more than 121 partner properties across the Houston area. You tell us about your situation, a counselor reviews your rental history, and we match you with partner properties where your application has a real chance. You choose the apartment you like from those partners.
Our office is at 4600 Hwy 6 N #102 in Houston, and counselors are available by phone at 713-992-3000. More than 10,000 Houstonians have been approved through us since 2014.
- Fill out the short form on this page or call us.
- Complete the qualifying forms so we can review your history.
- Get pre-approved, then pick from our partner properties.
- Sign your lease and move in.
Who we help
Our general guideline is two or fewer rental issues. A rental issue can be an eviction, a broken lease, an unpaid landlord balance or a similar item on your record. If you are at or under that guideline, you are likely a good fit. If you are over it, call us anyway, because every situation is looked at individually.
Some partner properties also consider other parts of your background case by case. We cannot promise how any single property will decide, and we will tell you honestly where you stand before you commit.
What it costs
There are two fees: an Initial Fee and a Lease Assurance Fee. The amounts depend on your rental history and the partner property's rates, and a counselor will walk you through them. If you are not pre-approved within 7 days, the Initial Fee is refunded. See our payment options page for how each fee works.
Find the page that matches your situation
Every story is a little different. If an eviction is the main issue, start with our page on apartments that accept evictions. If it is credit, read our bad credit guide. We also have pages for a broken lease, for people asking about no credit check apartments, for anyone who has been told they need a cosigner, and for people dealing with bad credit and an eviction at the same time. You will find them linked below.
